Each season has unique maintenance needs for your home. Your home air conditioner works exceptionally hard during the summer while your water heater never stops in the winter. Keeping up on scheduled seasonal maintenance can also help avoid costly repairs and lengthen the life of home appliances. With just a 2 hour appointment, once a month, your home will be running as smooth and comfortable as possible.

Annual Maintenance Calendar

January

• Replace central air filter

• Clean gutters (up to 100’ under normal conditions)

• Inspect roof for cracks or leaks

• Inspect exterior stucco, caulk and paint minor cracks or holes (customer supplied paint)

• Inspect all exterior hose bibs for leaks or replacement needs

• Add water softener salt to brine tank (if applicable)

Februrary

• Flush water heater and check anode rod

• Lubricate and inspect garage door rollers, pivot points, and springs

• Test garage safety switch

• Replace garage keypad battery

March

• Wash and inspect air conditioner condenser coils, exterior unit

• Inspect home exterior for minor issues (caulking, vent obstructions, wasp nests, insects)

• Install toilet tank cleaning tablet

April

• Replace central air filter

• Remove and clean all exterior window shade screens

• Inspect and lubricate window locks and sliders as necessary

• Add water softener salt to brine tank (if applicable)

May

• Spray exterior foundation for pests

• Visually inspect home’s foundation for potential issues

• Inspect exterior door seals and locks; make recommendations as needed

June

• Install toilet tank cleaning tablet

• Clean and replace smoke detector/carbon monoxide batteries

and test alarm operation

• Vacuum central air return and bathroom fans

• Vacuum refrigerator coils

July

• Replace central air filter

• Descale dishwasher and clean dishwasher filter

• Descale all faucet aerators

• Inspect under sinks for leaks or water damage

• Add water softener salt to brine tank (if applicable)

August

• Vacuum and clean bathroom fan grills and central air return

• Vacuum refrigerator coils; inspect seals for damage or mildew

• Clean dryer vent line

September

• Clean, inspect, and deodorize garbage disposal

• Clean range hood filter

• Inspect under all sinks for water damage or leaks

• Descale shower and bath fixtures

• Install toilet tank cleaning tablet

October

• Replace central air filter

• Inspect and tighten laundry water lines

• Inspect exterior for caulking, pests, and other issues

• Visual termite inspection of home’s exterior

• Add water softener salt to brine tank (if applicable)

November

• Visually inspect attic for pests or water damage

• Inspect interior/attic for signs of termites

• Treat all sink and shower/bath drains with drain cleaner

• Test all GFCI outlets and safety switches

December

• Check all toilet valves for proper seal and flush

• Clean and descale toilet tanks

• Install new toilet tank cleaning tablets
